Ground Floor Circulation

Family Spine

All residences connect to the central pavilion without crossing another household’s private area.

Visitor Route

Visitors move from the gate to visitor parking, porte-cochère, foyer and communal areas without entering private wings.

Service Route

Deliveries and maintenance use a concealed route to the preparation kitchen, storage, plant and waste areas.

Outdoor Route

The great room, dining hall, games room and gym open directly toward the alfresco, pool, lawn and recreation precinct.

Each family garage must have weather-protected internal access. Visitor parking, drop-off bays and service parking remain separate from the seven permanent resident spaces.

Ground Floor Design Decisions

  1. Residence A remains principally or entirely on the ground floor.
  2. The central pavilion forms the visual and functional heart of the estate.
  3. The prayer room and library occupy a quieter edge overlooking a reflection garden.
  4. Theatre, games room and gym are grouped nearer the active outdoor precinct.
  5. The kitchen complex connects directly to dining, alfresco and the concealed service spine.
  6. The seven resident garage spaces are fixed and cannot be reduced.
  7. Visitors are prevented from entering private family circulation routes.
  8. All future architectural drawings must coordinate with these planning rules.
